For one Southern California seaside homeowner couple, blending their individual styles into a unified vision seemed like a challenge. Then, they enlisted the expertise of Newport Home Theaters who brough along their own expertise in lighting to develop a custom solution that would help highlight the home’s modern architecture with a warm, inviting glow reminiscent of the California sunset.
The integration team at Newport Home Theaters installed 112 premium, outdoor-rated fixtures from Coastal Source across the property, striking a balance between aesthetic appeal and technological sophistication.
Soft Lighting Creates an Inviting Atmosphere for Coastal Living

The homeowners envisioned their new residence as an airy, easygoing, yet bespoke sanctuary that capitalized on its prime coastal location.
Homeowner Jasmina Jaskovic, also owner of Casa CDM, the design company behind the home, said they bought the property because of its coastal location and views.
“The approach was to have our home feel airy, easy, and at the same time bespoke,” Jaskovic said. “We achieved this by using organic materials throughout the house and state of the art technology recommended by Newport Home Theaters.”
Although lighting was just a small fraction of the property’s $1.5 million technology investment, its impact was undeniable. The fixtures highlight the home’s lush landscaping, architectural elements, and breathtaking ocean views.
“It’s one of the first things people notice about the house and makes the ocean views from the backyard even more spectacular,” Tiziani adds.
Key to this striking effect was the ability to customize fixture intensity, beam angles, and color temperatures. A selection of LED lamps, niche lights, and well and tree lights were installed strategically, providing subtle illumination across pathways, gardens, and architectural features while preserving the ocean view as the focal point.

Creating the perfect lighting environment required meticulous planning. Coastal Source Regional Sales Manager Morgan Harman, along with Tiziani and the homeowners, conducted a comprehensive walkthrough of the property to determine the ideal placement and intensity of each fixture. Coastal Source’s Design Team then provided a detailed blueprint, ensuring a seamless installation process and the perfect placement of each lighting source.
“The last thing these owners wanted to do was over-light the property,” says Tiziani.
According to Tiziani, the company was “relatively new to landscape lighting,” and a project this extensive required careful planning.
“There was no guesswork involved, no major obstacles to overcome. Even though we were relatively new to landscape lighting — especially for a project this extensive — the system was up and running well before the homeowner’s deadline,” says Tiziani.
Added Savant Integrations Provide Extra Layer of Convenience
The lighting project didn’t stop at aesthetics, as it also required seamless integration with the home’s Savant automation system. Achieving the right balance between interior and exterior illumination was crucial. For example, to maximize the ocean view from the family room, outdoor lights needed to remain off, while safety dictated that the pool area remain illuminated.
The lighting system was zoned for flexible control, enabling the homeowners to adjust individual lighting zones through customized keypads, touch panels, and a smartphone app. Preset scenes like “Late Night,” “Entertaining,” and “Bedtime” allow effortless mood-setting at the touch of a button.
“The thoughtful planning and intricate design of the interior and exterior lighting gives our home a distinct personality with warm moody vibes and relaxed ambience,” Jaskovic said.
