A Luxury Estate in Utah Adds 5,000-Sq.-Ft., High-Tech ‘Party Barn’ for Hosting

Nerve Park City performed technology integrations of barn's automation systems while also embarking on a custom RP22-compliant home theater in the unused garage.

This multiphase estate integration project from Park City, Utah saw the execution of a highly technical garage to home theater retrofit in phase one followed up with a custom-built home extension in phase two. Led by integration firm, Nerve Park City, the project features a high-performance home cinema and sports simulator alongside a 5,000-square-foot “Party Barn,” integrated into a singular automation and control network.

Phase One: Engineering a Dual-Use Cinema and Simulator

According to Nerve, Phase One required navigating the challenging realities of the creating the reference-level home theater, which demanded strict acoustic isolation, structural modifications and system reengineering as the project progressed.

Limited ceiling height, structural interference, and underperforming legacy systems presented early challenges. A raised, acoustically isolated floor was added, along with a custom tray ceiling engineered to support full golf swings with the simulator while a curved screen wall was implemented to conceal a retractable impact screen.

The client had initial skepticism around some of the recommended upgrades; however, Nerve stated the use of detailed modeling and immersive pre-visualization using Modus VR helped convey a better picture of the project vision to the client.

RP22-Compliant Performance Without Compromise

The resulting space delivers reference-grade cinema performance built to RP22 standards with audio design and calibration led by Gerry Lemay and Adam Pelz to ensure precision and consistency throughout the system.

An 11.5.6 Ascendo Immersive Audio system with infrasonic subwoofers anchors the room, powered by a Trinnov Altitude 32 processor. On the visual side, a Christie Griffyn 4K35 RGB laser projection supports a dual-screen configuration for cinematic and simulator content.

To achieve true sound isolation, the room also incorporates Quest AI Q-Panels and isolation assemblies. Custom acoustic doors, a ventilated projector hush box, and optimized speaker placement complete the performance envelope, ensuring immersive impact without disruption to adjacent living spaces.

Seamless Transition Between Room Functions

As for functionality, Control4 orchestrates the room between the two functions, with the press of a button allowing the space to instantly adapt between cinema and simulator.

D-Box motion seating glides aside, lighting and audio profiles shift and a retractable impact screen deploys to transform the theater into a Trackman-powered golf and multi-sport simulator.

Floating acoustic panels with integrated RGBW lighting, rich Italian veneer finishes and carefully proportioned layouts, meanwhile, create a space that feels refined rather than technical, with every design element being vetted in Modus VR to ensure RP22 compliance before being added to the project.

Phase Two: Expanding Integration Across the Estate

Phase Two involved the construction and subsequent integration of a 5,000-square-foot “Party Barn” into the main estate automation and control system. The “Barn” was constructed alongside a separate 5,000-square-foot addition to the main residence, both designed from the ground up for large-scale entertainment and social gatherings.

Outdoor and Large-Space Audio at Scale

The “Party Barn” features a HitTrax batting cage, indoor and outdoor entertainment zones, arcade gaming and a pickleball court with each area requiring reliable, high-performance audio, video, and control.

However, the biggest challenge ended up being connectivity, as early testing of the property revealed several gaps in the network. This prompted Nerve to embark on extensive Wi-Fi heat mapping, the installation of a robust fiber-optic backbone and deployment of high-powered exterior access points.

Audio throughout the “Party Barn” is powered by Origin Acoustics D83 speakers driven by Triad amplifiers, with the pickleball court supported by Origin Pro Series amplifiers and 70V pendant speakers.

Outdoor entertainment areas leverage Ambisonic line-array speakers paired with a 12-inch burial subwoofer for evenly distributed audio throughout.

Control4 automation unifies the spaces as with the home cinema, with control over each being accessible throughout estate.
