Carefully Selected Lighting Fixtures Accentuate Architectural Touches at Harbor Palms

D’Asign Source says nearly every exterior feature has been enhanced with carefully chosen lighting products. Along the balconies, and the expansive roof deck, both companies point out that integrated white niche lights provide a soft, ambient glow that lights the way without glare. Down below, every step is illuminated by rows of visually discreet niche lights that are designed to merge beauty with safety.
“Almost the entire rear of the home is glass, to allow the outdoors in,” says Franco D’Ascanio, Jr. of D’Asign Source. “And when outside, the homeowners wanted it to feel comfortable and enjoy the beauty of their home and surrounding property during the day and night.”

Pathways, the dock, and the outdoor shower structure all benefit from a variety fixtures, including nose lights, tiki lights, and path lights. The lush landscaping isn’t left in the dark, either – bullet-style uplights and wash lights cast dramatic shadows on palm trees and tropical plants, unveiling the natural beauty of the grounds.
“We tried to balance the textures and character of the architectural features with the colorful and whimsical nature of the landscapes,” explains D’Ascanio. “That’s why we used a mix of small point lights, wide-angle wash lights, and other fixtures across the property.”
Coastal Source was selected specifically for its corrosion-resistant materials and weatherproofed design, as the salt-air environment of Marathon would heavily wear on any outdoor fixtures.
Audio Zones Adapt to Branching Purpose of Outdoor Spaces

Just as lighting was used to guide and define outdoor zones, the property’s audio design follows a similar philosophy. Coastal Source 2-way, 3-way, and line source speakers, along with powerful subwoofers, provide a dynamic soundscape that adapts to each area’s purpose.
“We have a ‘sound garden’ at our office where clients can test out the different models,” says D’Ascanio. “For Harbor Palms, the homeowners selected a 2-way speaker setup to enjoy mellow background music near the hammock and art zone, and chose louder, more powerful 3-way speakers by the dock for entertaining or washing their boats.”
The property’s pool party deck—a favorite space for hosting sunset gatherings D’Asign Source notes—features line source speakers and an 18.0 subwoofer that bring concert-quality sound to the backyard. The rooftop deck, another go-to spot for relaxing evenings, includes a pair of 2-way speakers.
